1. Make small fixes.
Inspect your home with a buyer’s eye and correct the flaws that are most obvious or can be fixed easily—from repairing cracks in the walkways to repainting dingy walls & baseboards; have the whole house deep cleaned.
2. Set a price.
I will give you a market analysis free of charge or commitment. Together, we will determine an ideal listing price that will get our target market through the door to sell your home for top value, quickly and efficiently.
3. Clean, declutter and stage.
I will make you a customized, room to room checklist on what you can do to help sell your property for top dollar. Weed out excess furniture and knickknacks. Donate it, give it away, sell it at a yard sale, or store it. This makes your home feel more spacious, allowing buyers to imagine themselves, and their things, in it. Neutralize your home by taking down personal items such as picture frames and items with names. Lastly, decide whether you want to stage your home and, if so, to what extent. I work with professional staging companies that can make your home a buyer’s dream. Staged properties typically sell for 20% more, which makes staging a great investment!
4. Decide whether to do a pre-listing inspection.
Especially for older homes, a pre-listing inspection may save you time and reduce surprises in the selling process, allowing you to potentially solve problems a buyer’s inspection may discover later.
5. Stay vigilant about maintenance.
From the moment you start showing your home, keep the lawn mowed, shrubs trimmed, gardens weeded, and rooms spotless and clutter free.
6. Ready your home for showing days.
Hide small valuables, display fresh flowers or bowls of fruit, bake a batch of cookies for the smell, open the drapes, and take your dog on a walk. Then sit back and let Michelle work her magic and sell your home for top dollar!
